Renter Terms & Guidelines

 

1. Introduction

Welcome to our Renter Terms and Guidelines. These policies outline expectations for all applicants, tenants, and residents leasing a property through our company. By applying for a unit, signing a lease, or residing in one of our properties, you agree to comply with these guidelines, your lease agreement, and all applicable laws under the Chicago Residential Landlord and Tenant Ordinance (RLTO).

2. Rental Application Requirements

Applicants must:

  • Provide complete and accurate information on the rental application.
  • Submit required documents (e.g., ID, proof of income, employment verification).
  • Consent to background, income, and credit checks as part of the screening process.
  • Understand that incomplete or falsified information may result in denial.

Application fees are non-refundable. Approval is based on income qualification, rental history, credit, and background checks.

3. Lease Agreement Obligations

Tenants must:

  • Follow all lease terms, building rules, and city ordinances.
  • Pay rent on or before the due date.
  • Maintain the unit in good, clean condition and report maintenance concerns promptly.
  • Respect neighbors and community guidelines.
  • The lease agreement is the governing document and takes precedence over any general guidance on this website. RLTO protections and obligations are incorporated by reference.

 

4. Security Deposits

  • Security deposits must be held in a separate, interest-bearing Illinois bank account.
  • Tenants will receive a receipt detailing the deposit amount, property address, and bank information.
  • Interest will accrue annually and will be paid to tenants according to RLTO requirements.
  • Within 45 days of move-out, the deposit plus accrued interest will be returned, minus itemized deductions for damages beyond normal wear and tear or unpaid rent.
  • Failure to comply with deposit rules may entitle tenants to additional remedies under RLTO.

 

5. Rent Payments & Late Fees

  • Rent must be paid on or before the due date through approved payment methods.
  • Late fees are applied according to the lease agreement and RLTO regulations.
  • Nonpayment may result in notices, fines, or eviction procedures consistent with RLTO.

 

6. Maintenance & Repairs

  • Tenants should promptly submit maintenance requests via our online portal or office.
  • Access will be provided for repairs, inspections, and emergency situations with proper notice, per RLTO.
  • Emergency maintenance includes issues affecting safety, health, or habitability (e.g., no heat, water leaks, electrical hazards).
  • Tenants may not perform unauthorized repairs or modifications.

 

7. Unit Care and Responsibilities

Tenants must:

  • Keep the unit clean and sanitary.
  • Use appliances, fixtures, and systems responsibly.
  • Prevent infestations and report any issues promptly.
  • Avoid damage beyond normal wear and tear.

 

8. Entry by Landlord

  • Landlords may enter the unit for inspections, repairs, or showings with at least 2 days’ written notice (except in emergencies).
  • Emergencies require immediate access to protect safety or prevent damage.

 

9. Conduct and Community Guidelines

  • To maintain a respectful environment:
  • Maintain reasonable noise levels and respect quiet hours.
  • Refrain from illegal activity, harassment, or discrimination.
  • Follow smoke, pet, and guest policies outlined in the lease.
  • Violations may result in warnings, fines, or lease termination, consistent with RLTO.

 

10. Safety & Compliance

  • Tenants must maintain working smoke and carbon monoxide detectors and notify management if they malfunction.
  • Units must remain safe and habitable, complying with Chicago building and health codes.
  • Tenants must report hazards promptly.

 

11. Move-Out Procedures

  • Provide formal move-out notice according to lease timelines.
  • Leave the unit clean, remove all belongings, and return keys/fobs.
  • Forwarding address must be provided for security deposit processing.
  • Deductions from the security deposit will be itemized and comply with RLTO requirements.

 

12. RLTO Summary & Updates

  • Tenants are entitled to a summary of RLTO rights and responsibilities.
  • These Renter Terms and Guidelines may be updated periodically; continued tenancy indicates acceptance of changes.
  • Lease terms, along with RLTO protections, govern all tenancy matters.
